Set for Growth
Tiffin, located about eight miles west of Iowa City, and just a short drive from the western edge of Coralville and the southern side of North Liberty, is a small town poised for major growth. It is located in the Clear Creek Amana School District and is home to many parks, several restaurants, and a variety of businesses. Even though Tiffin is currently a small town, it is growing and developing quickly, with new neighborhoods under construction each year. One development underway is Park Place 380. This 265-acre mixed-use planned community project will be off the future Forevergreen interchange on Interstate 380 and will offer apartments, events, restaurants, hotels and more. The face of Tiffin will change dramatically once construction begins. A big box retailer is expected, as is Tiffin’s first grocery store, Fareway.
The newest census data show Tiffin’s population grew to more than 3,300 people by July 2017, up more than 72 percent since 2010, which makes it the fastest growing community in Iowa. By comparison, Coralville grew by 10.5 percent, Iowa City by 11.6 percent and Cedar Rapids by 4.6 percent, and North Liberty was the fifth-fastest growing Iowa city so far this decade, with a 40.5 percent growth rate.
The Clear Creek Amana School district, along with the small town vibe (yet so close to bigger cities’ amenities) is cited as a major reason for many residents’ interest in moving to Tiffin. Learn more about the school district here.
FW Kent Park
The great outdoors
F.W. Kent park is located three miles west of Tiffin on Highway 6. The park is the home of the Johnson County Conservation Board Headquarters and the Conservation Education Center. The 1,052 acre county park provides many recreational opportunities such as camping, hiking, cross country skiing, swimming and fishing. It is a excellent place to view native Iowa tall grass prairie. It is a peaceful place to get away for people of all ages–there is a large children’s play structure, an exciting sledding hill, and numerous picnic sites. The newest census data show Tiffin’s population grew to more than 3,300 people by July 2017, up more than 72 percent since 2010, which makes it the fastest growing community in Iowa. The median age in Tiffin is 30.4. According to the Iowa City Area Association of Realtors, the average single family home price (Jan. 2017-Jan. 2018) was $249,516, while the median was $227,900 (Need a reminder about the difference between average and median? Brush up on your math terms here.) The average days on market was 111. This may seem longer than surrounding communities, but it is important to note that many of Tiffin’s home sales are new construction, so this “length on market” includes quite a bit of time during which the property was under construction. In terms of condos, the average price was $167,067, and the median sale price was $182,450. The average days on market was 88 days.
