Everyone Wants An Acreage | 3375 Half Moon Ave SW, Tiffin Iowa

Sometimes a listing just POPS OFF, and by that I mean it gets the level of attention most Realtors only dream of. That’s what has happened with my listing at 3375 Half Moon Ave SW, Tiffin, Iowa. I have never received so many calls and inquiries on a property as I have with this one! What is it about this little house that has captured the attention of so many buyers? In all reality, it’s probably a combination of several things.
1. Every one wants an acreage. There’s something about the idea of having the space to live a more autonomous life that is growing in popularity.
2. The location is excellent. It’s out in the country but still close to a quickly growing town and provides super easy access to the highway.
3. It’s hilltop perch gives sweeping views of gorgeous Iowa county side.
4. Staging and presentation matters! My stagers took this modest, little house and made it absolutely charming.
5. In my mind’s eye I had a vision of who I thought the ideal, most-likely buyer for the property would be. I focused my marketing directly at that buyer avatar. Guess who’s in contract on this acreage? Yep…someone who matches up with my imaginary ideal buyer.
6. It is priced realistically for the market dynamics and condition. The real estate market is rough right now, and buyers want to see VALUE. If you price too high you’re missing the mark. I also priced it in line with the home’s condition, which the online viewer doesn’t see, but a buyer who visits in person will. Why did I present it like this? Because I wanted people to give it a chance, and in order for that to happen, I needed to get them through the door. I know what people going to say, “But aren’t you required to disclose problems about the property?” Yes, and I did. Buyers working with agents have access UPFRONT to the private agent notes about the property’s as-is status and conditions present, but those shopping without an agent do not and will find out when they walk through the door. Working with a professional real estate has value, and this is one of a thousand examples of that.
