Home Maintenance and Life Expectancy of Home Components

Your home is made up of components, all of which have different lifespans. It’s dangerously easy to think of your house simply as a “permanent structure” investment that you get to live in and then someday cash out for big profits. Owning a home is rewarding, but it does come with ongoing financial responsibility beyond the mortgage. What about the parts of your home that are NOT actually permanent—rather components with lifespans that will eventually need replacement if you want to maintain the structural integrity and basic functioning of your home?

Remodeling may conjure to mind images of home improvement shows, but these projects are increasingly devoted to necessary fixes, according to Sophia Wedeen, senior research analyst at Harvard’s Joint Center for Housing Studies.

In 2023, nearly half of all home improvement spending (49%, or $197 billion) went toward replacements that affect a home’s safety and function—like roofing, windows, HVAC, and other core components, according to the center.

“When people think of remodeling, kitchen and bath might come to mind,” Wedeen tells Realtor.com®. “But a lot of these investments are homeowners investing in basic maintenance, replacing [critical] systems and equipment … and are all essential upgrades that are part of what keep a house in safe and livable conditions.”

A popular rule of thumb for budgeting for household repairs and maintenance is setting aside 1-3% a year of the home’s current value. Of this scale, 1% is the starting baseline for newer homes in good condition, and 2% to 3% is for homes more than 15 years old and/or properties located in a harsh climate. So, for an average priced home in the US of about $460,000, that would be $4,600 a year/$383 a month to $13,800/$1,150 a month.

What are these components and how long do they realistically last before you need to put them on your replacement radar?

Roof: 20 to 80 years (depending upon roofing material, i.e. asphalt 3-tab shingles, asphalt architectural, metal roof, etc)

Windows: 15 to 30 years (vinyl) to 50+ years (for well-maintained wooden windows)

Copper Water Lines: 70 years

Siding: 25 to 50+ years (depending upon siding material)

Furnace: 15 to 25 years

Central Air Conditioner: 7 to 15 years

Boiler: 40 years

Water Heater: 8-12 years

Exterior Paint: 7 to 10 years

Kitchen and Laundry Appliances:

Refrigerator: 9 to 13 years

Dishwasher: 9 to 12 years

Oven/Range: 10-18 years

Microwave: 5 to 8 years

Washer and Dryer: 5 to 15 years

Other Components:

Smoke Detectors: 10 years

Carbon Monoxide Detectors: 5 years

Security Systems: 5 to 10 years

Garage Door Opener: 10 to 15 years

Garage Door: 20 to 25 years

Faucets and Fixtures: 15 years

Interior Paint: 10 to 15 years

Wooden Deck Planks: 15 years

Composite Deck Planks: 25 years

Deck Structural Wood: 10 to 30 years

Vinyl Exterior Doors: 20 years

Wood Exterior Doors: 100+ years
